As we have held "Open Houses" at these homes, I am amazed at the number of potential buyers in the market place. Obviously, many are hesitant to buy or we would be sold out. (so would all the other REALTORS in Austin). In my nearly 39 years, I have never seen so many prospects. 15 to 20 show up at the open houses (close in properties) & 5 to 10 at properties further out.
First most homes have been reduced drastically or priced very reasonably. Secondly, if you look at the cost of ownership based on a 7.5-8% loan, 30 year amortization, and compare that to a 5.5-6.0% loan, 15 year amortization, the savings are amazing. This is a window of opportunity that I have never seen before. Even when the prices were low at the end of the ´80´s, the interest rates were not.
In Austin, we all wish we had bought "Dell" when it was first offered. Some did & some did not. You know who made the right decision. There will be some that buy now, & some that wait. Later, we will know who made the right decision. I will put my money on the buyers. If you have a good REALTOR, go put them to work for you. If you do not, get one.
